Property brochures that sell: what to include and why it matters
Two agents show the same flat. One sends loose photos on WhatsApp; the other delivers a brochure with their agency’s identity, an interactive map, data on the area and the client’s name on the cover. The property is the same. The feeling of being in good hands is not.

Why a brochure changes perception
Buyers do not buy square metres: they buy an idea of how they will live there. A well-made brochure organises that idea — where it is, what the surroundings are like, what is nearby — and wraps it in a careful presentation. That raises perceived value before the first viewing, and it also filters: whoever asks for a viewing after reading it already knows what they are going to see.
There is a second, less obvious reason. The brochure is what the buyer forwards to whoever decides with them: a partner, parents, an adviser. Loose photos do not travel well; an organised document does.
What it should include
- The location on an interactive map, not just a written address.
- The property details: area, layout, year of construction, condition.
- Good photos, full size, in the order you walk through the home.
- Objective information about the area: services, transport, schools, safety.
- The price, not hidden, and what it includes.
- Your agency’s identity and how to contact you.
- The name of the client it is addressed to.
What the law requires, in Spain
A brochure offering a property for sale or rent counts as advertising in legal terms. Royal Decree 390/2021 requires the energy efficiency label in every offer, promotion and advertisement for sale or rental. If you work in Andalusia, Decree 218/2005 adds that, as a professional, you must make the property’s Abbreviated Information Document available to the public, with its details and the full financial offer. Mentioning it in the brochure costs one line and conveys exactly the seriousness you want to convey.
Exact address or approximate area
Not every property should show its exact address in the first send. If you hold an exclusive, giving the address too early invites someone to reach the owner another way. And some owners simply do not want their home locatable by anyone who receives a link.
The practical rule: approximate area while the buyer is exploring, exact address when they ask for a viewing. That protects your exclusive and the owner’s privacy without taking away what the buyer needs to decide whether the area suits them.
Personalisation: the detail that shows
A brochure with the client’s name on the cover signals a tailored service. Add a personal note — why you think this property fits what they told you — and the document stops being a leaflet and becomes a recommendation. And send it in their language: in markets such as Tallinn, bilingual in Estonian and Russian, or the Costa del Sol, with its international buyers, language is the first sign that you are attending to them personally.
Area data, not adjectives
“Quiet, well-connected area” tells the buyer nothing they can check. A map showing the bus stop, the school and the supermarket at their real distances does. Replace every adjective with a fact that can be seen on the map and the brochure gains credibility without you having to convince anyone.
