The official data an Estonian maakler uses, and which of it Domuspace brings
In Estonia almost everything is online, but spread across several registers. The Maa- ja Ruumiamet Geoportal holds the cadastre: the boundaries of each plot and its katastritunnus. The kinnistusraamat, the land register, is where ownership is registered, including that of each apartment. The ehitisregister, the building register, keeps the data on buildings. And the Maa- ja Ruumiamet transaction statistics give figures by county, municipality and period, with value and area only when there are at least five transactions.
Three details worth getting straight. The katastritunnus has three parts separated by colons, and its first three digits are the code of the administrative unit, under the regulation on forming cadastral units. The kinnistusraamat has four sections — composition of the property, owner, encumbrances and restrictions, and mortgages; anyone may consult it, but electronic queries are charged, at up to €3 per query, under the Kinnistusraamatuseadus (Land Register Act). And the Maa- ja Ruumiamet was created on 1 January 2025 from the former Maa-amet, so many guides still use the old name.

Here nobody understands why a contract should require a meeting. The maaklerleping, the Estonian brokerage agreement defined in § 658 of the Võlaõigusseadus (the Law of Obligations Act), is prepared from your template in Estonian (none comes as standard) with the details already filled in and signed on the spot: in person, on the agent’s phone screen, or remotely with eID through eID Easy, without the client creating any Domuspace account. eID signing is switched on by Domuspace for your company and comes with a quota of 30 signatures a month on the Professional plan and 70 on Extra. Estonian and Russian on the same data
