From Manilva to Nerja, with its sub-areas
The catalogue an agency uses to declare where it works runs across the area from west to east (Manilva, Casares, Estepona, Benahavís, Marbella, Istán, Ojén, Mijas, Fuengirola, Benalmádena, Torremolinos, Málaga, Rincón de la Victoria, Vélez-Málaga, Torrox and Nerja) and adds Coín, Alhaurín el Grande and Alhaurín de la Torre, inland. And it goes down to the level at which the work really happens: the Golden Mile, Puerto Banús, Nueva Andalucía, San Pedro de Alcántara, Los Monteros or Elviria in Marbella; the New Golden Mile and Guadalmina in Estepona; La Zagaleta, La Quinta or Los Arqueros in Benahavís; La Cala in Mijas; Los Boliches and El Higuerón in Fuengirola.

The buyer here doesn’t speak your language
It’s an international market: the owner may be Spanish, the buyer British, Scandinavian or Russian-speaking, and the lawyer from yet another country. Domuspace works in Spanish, English, Estonian and Russian, so each agent works in their own and the property dossier goes out in the recipient’s language (there are ten to choose from), without redoing it by hand. Calls and WhatsApp messages are launched from the contact’s record, with a local-time warning when the client is in another country.
Remote deals, signed remotely
When the buyer lives in another country, the deal is prepared remotely and doesn’t have to wait for their next flight. From the Professional plan, remote signing with a code by email lets the client sign on the same day they say yes: they receive a link, read the document, request a six-digit code to their email and sign without creating any account. The link lasts 72 hours and the signed document is locked and archived. What legal weight it has: e-signatures in real estate contracts.
What the law requires when marketing property in Andalusia
Anyone offering homes professionally in Andalusia has to give the buyer the DIA (Documento Informativo Abreviado) required by Decree 218/2005, which doesn’t apply between private individuals. Any sale or rental listing must include the energy label, under Royal Decree 390/2021. And for real prices in the area, the Notaries’ Statistics Portal (Portal Estadístico del Notariado) lets you draw the area and see the average €/m² of sales executed before a notary.
If the home is let for tourist use, it must be entered in the Andalusian Tourism Register, under Law 13/2011 on Tourism in Andalusia and Decree 28/2016; Domuspace does not handle that registration.
Seasonal and long-term rentals
If your agency also manages rentals, rental tracking (from the Basic plan) keeps each contract’s file with its monthly payments and issues; the connection with Booking and Airbnb calendars is built but not open yet. The details are in property management software.
The cadastral map, already across the province
The cadastral map covers the 103 municipalities of the province of Málaga, from the coast inland. On the official plot, each door is painted with its outcome — wants to sell, will think about it, not at home — and the record keeps the owner’s contact linked to the cadastral reference. When you tap a plot you see its official area, its cadastral use and its postcode. The next planned area is Cádiz, with no date, and in Estonia the map covers the whole country.
Everything in one app
Leads, contracts, calendar, routes, team, dossiers and documents share the same data and are used from the office computer or from the agent’s phone at the viewing.
