Be the first agency owners in your area see
Once a month, each zone is awarded to the agency that bids the most for it, and that agency is the first one an owner who wants to sell or rent there sees. Today the auction is switched off: we will open it when the zones have enough owners for bidding to make sense. Meanwhile, here is exactly how it will work.
What the agency that wins a zone gets
Visibility at the exact point where the decision to sell is made. When an owner adds their home to Domuspace, they see the agencies that work their area. The month’s winner comes first, labelled «Featured this month», and on the owner’s home screen it appears alongside two other agencies. From your card they can see who you are — your city and your specialities — write to you, or send you that specific property, which only the chosen agency receives.
We do not promise you a number of contacts, because nobody can promise when an owner will make up their mind. What you are buying is the spot: if an owner in your zone looks for an agency on Domuspace that month, yours is the first one they see.
How it works, step by step
- You choose a zone and an operation. Sale and rental are separate auctions: winning a zone for sales does not feature you for rentals, and an agency that only rents does not pay for sales.
- You bid from the 1st to the 27th with the maximum you are willing to pay for that month. There is no reserve price or minimum bid, and amounts exclude VAT.
- While the auction is open you see the three highest bids in each zone — their amount and position, not who placed them — and where yours stands. You can raise it, lower it or withdraw it.
- From the 28th to month end everything is frozen and the highest bid wins. In a tie, the bid set first wins. A bid still active at the close is binding for that month.
- On the 1st the winner is charged the amount of its bid, never more, and is featured in that zone and operation for the whole month. The same day, the auction for the following month opens.
Bids are managed by the agency administrator from a computer. The full rules are in clauses 12 and 13 of the terms and conditions.
Where you can bid
On the Costa del Sol, 32 zones from Manilva to Nerja: whole municipalities such as Casares, Benalmádena, Torremolinos or Nerja, and subzones where the market calls for them, such as the Golden Mile, Puerto Banús, Nueva Andalucía, San Pedro de Alcántara, La Cala de Mijas or Estepona’s New Golden Mile. In Estonia, ten zones of Tallinn, eight of Tartu, Viimsi, Rae, Harku, Pärnu and Narva. Each agency bids in the market of the country where it is registered. What the owner sees
- First, the agency that has won their zone for their operation, marked «Featured this month»: the sponsored position is always identified as such.
- Then the other agencies that declare they work that zone, ordered by the portfolio they manage on Domuspace and by how complete their listings are: data, photos and documents. The amount of a losing bid does not count towards that order.
- They never see how much anyone has bid.
- Before deciding they can compare two agencies side by side, send their property only to the one they choose, write to it from their portal and, if they wish, grant it an exclusive with a start and an end date.
Whatever starts there, you follow up without leaving Domuspace: their messages in your inbox, their property in your Properties, the owner in contacts and leads once you add them, the viewing in your calendar, the signed mandate in contracts and signature and the granted exclusive among your exclusive listings. Today you do not get an alert when an owner sends you their property or grants you the exclusive: you see it in Properties.
Why it is switched off today
An auction for visibility only makes sense if someone is looking on the other side. The owner side is just starting: the owner portal already lets owners sign up, register their property, compare agencies and send them the property, but there are still few owners on it. Charging an agency today to appear first to owners who are not there yet would be selling thin air, so the auction stays off: nobody bids and nobody pays. We will switch it on when the zones have enough owners.
What is coming: a market where owners choose on facts
We are building a place where owners compare the agencies in their area on facts — specialities, properties they manage and the quality of their listings — and decide who to send their home to. And where agencies stop paying for visibility across a whole city: they compete for the exact zone and operation where they really work, decide each month where to invest, and only pay for the months they win.
What counts besides the bid
Only one agency per zone and operation is featured each month. For everyone else, the order cannot be bought: it depends on the portfolio they manage on Domuspace and on how complete their listings are. An agency that declares its zones and specialities, completes its listings and brings its inventory in from its CRM appears in front of owners without bidding. You set that up inside the app itself, with the tools you already use every day, and it does not depend on the auction being live.
Everything in one app
The auction is one more part of Domuspace, not a separate product. The same app runs the cadastral map, leads, prospecting routes, contracts with electronic signature and your team, on the computer and on the phone. Native apps for Android and iOS are on the way. Frequently asked questions
Can I bid for a zone now?
Not yet. The auction is switched off until the zones have enough owners. Until then, nothing is bid and nothing is charged.
Does winning a zone guarantee me contacts?
No. It guarantees you the first position in front of owners in that zone and operation for the month. Whether an owner writes to you or sends you their home is up to them.
How much does a zone cost?
Whatever you bid. There is no reserve price or minimum bid; the winner pays the amount of its bid, excluding VAT, and never more. If you do not win, you pay nothing.
Does the owner see how much I bid?
No. They see which agency is featured that month, labelled as such, but never the amounts. Agencies do not see who is bidding either: only the three highest bids and their position.
Are sale and rental bid together?
No. They are independent auctions in each zone, so you can bid only for the operation you work in.
Do I need to drop my current CRM?
No. Your listings stay where they are and your inventory is pulled from your own feed. Domuspace does not publish to portals and does not try to replace your listing manager.
