What your listings CRM doesn’t do

Almost every agency already has a place where its listings live: a portfolio CRM, kv.ee, city24 or Idealista. Domuspace isn’t here to replace it. Your catalogue stays where it is and comes in via XML, updated every 24 hours with duplicate control. What Domuspace adds as real estate agency software is everything that happens around the listing: where the next exclusive listing comes from, who calls which lead, what gets signed, what each agent does out on the street and what management sees without having to ask.

A day at the agency, from the first door to the signature

  1. In the morning, management draws an area on the map and hands out the prospecting routes: each route is built from the plots with no status that fall inside it, up to 100.
  2. The agent clocks in from their phone and works stop by stop. At each door they mark on the cadastral map what happened — wants to sell, will think about it, not at home — and the plot changes colour for the whole team.
  3. If there’s interest, they save the owner’s name and phone number right there. The owner’s contact is created automatically in contacts and leads, linked to the cadastral reference, and the whole team sees the outcome at every door.
  4. Meanwhile, leads from the portals come in on their own through the agency’s lead mailboxes, with a fixed owner or for the whole team, and every change of stage or band creates the next task for whoever is responsible.
  5. When the owner says yes, the exclusive mandate comes out of your template in contracts and e-signature with the details already filled in, and is signed on the phone screen or remotely with a one-time code.
  6. With the exclusive mandate signed, the agent sends each buyer a personalised dossier with their name on the cover, and the viewing goes into the calendar, with a warning if it overlaps with another.

None of this forces you to switch apps or copy a single piece of data from one screen to another.

One app, in the office and in your pocket

Every standalone tool is one more password, one more export and another place where information gets lost. In Domuspace the map, contacts, contracts, the calendar, routes, the team and company documents live in the same app and share the same data: the plot knows who its owner is, the owner knows which contract they signed and the contract knows which agent closed it.

What management sees without having to ask

The team and control dashboard shows the day’s real activity; the map shows which plots have been worked and with what outcome, and the calendar’s monthly report gathers viewings, contracts, calls and hours, exportable to Excel. Permissions are set per employee, on the data: each agent sees their own contacts unless you give them permission to see everyone’s.

The exclusive listing, at the centre

An independent agency lives on its exclusive listings. In Domuspace every exclusive listing is registered with its contract and its dates, shows up in silver on the map of your properties and, from the Professional plan, can be shared with other agencies under a collaboration agreement signed in the app. In your agency profile you declare the areas where you work, by municipality and sub-area, along with your specialities. What the law asks of you, depending on where you work

In Estonia, the brokerage contract — the maaklerleping, the Estonian brokerage agreement — is defined by § 658 of the Võlaõigusseadus, the Law of Obligations Act, and clients expect to sign with Smart-ID, Mobile-ID or ID card. In Domuspace, eID signing in Estonia goes through eID Easy: Domuspace switches it on for your company, with a template in Estonian and a quota of 30 signatures a month on the Professional plan and 70 on Extra. In Andalusia, anyone offering homes professionally has to hand over the DIA (Documento Informativo Abreviado) required by Decree 218/2005. And across Spain, Royal Decree 390/2021 requires the energy label to be included in any sale or rental listing.

What Domuspace doesn’t do

It doesn’t publish to portals or manage your listings catalogue: you already have your portfolio CRM for that. Nor does it carry out appraisals or, today, give an automated valuation of the property. The WhatsApp connection is built and waiting for Meta’s approval, and in the owner portal viewings have not been opened yet: each module shows its real status on its page, with no promises disguised as the present.

Frequently asked questions

Does this real estate agency software work for an agency of two or three people?

Yes. The Free plan is for one user and Basic includes three; Professional and Extra include six and nine. There’s no lock-in and no minimum number of licences.

Do I have to give up my CRM or my portals?

No. Domuspace doesn’t publish listings or manage your catalogue: your portfolio comes in via XML from the CRM or portal you already use, it’s updated every 24 hours and duplicates are controlled.

Does every agent see all the agency’s contacts?

Only if you give them permission. Each agent sees their own, and permissions are set per employee, on the data.

Does it work on mobile?

Yes. The agent clocks in, marks plots on the map, signs contracts and gets alerts from their phone. Native apps for Android and iOS are on the way.

Which areas does the cadastral map cover?

All of Estonia and the whole province of Málaga, Costa del Sol included, from the Basic plan. The next planned area is Cádiz, with no date yet. All the other modules work in any area.
