What a property developer can do with Domuspace today

Best to say it from the start: the dedicated new-build developments module in our software for property developers is planned, with no date. What already works today covers a good part of a development’s commercial work:

  • Study the land on the cadastral map: from the Basic plan, the plot’s official geometry and its cadastral data, on urban and rural land, across Estonia and the whole province of Málaga.
  • Run new-build projects in “Projects”, inside Properties and separate from the resale portfolio, with their price list — each unit or unit type marked available, reserved or sold by hand — and, from the Professional plan, their exclusive mandate with contract and dates.
  • Attract and qualify buyers in contacts and leads, with a score recalculated with every activity, an eight-stage pipeline and leads that come in automatically from the portals, assigned to the project when they quote its reference.
  • Generate sales contracts from your template in contracts and e-signature and sign them in person or remotely, with the document locked and archived once signed.
  • Send each buyer a dossier with their name on it, the exact or approximate location of each property and nearby places, in their language; projects go in with a “from” price.
  • Read invoice totals with OCR in finance, on the Extra plan, and download a CSV of the transactions for your accountants.

What’s coming: the whole development, with no date

The new-build developments module is where the product is heading, and we describe it so you can decide with the facts, not to sell it to you today. It is in the product plan, with no date and no work started: the whole development, from the land to handing over the keys, with the option of splitting it into phases if it’s large.

What is planned includes reservations recorded with their contract, off-plan sale and purchase contracts and each development’s construction costs. None of it exists today: reservations are marked by hand in the price list, and reservation contracts and costs are still handled elsewhere.

It has no plan assigned and no date yet, and we won’t sell it to you as if it existed. What each plan includes today is on the pricing page.

Why on the cadastre and not on a list

Because a development is, above all, a piece of land. When the land is studied on its official plot and the price list, the buyers and the contracts live in the same app, the question “what do we have left?” no longer means cross-checking three files. It’s the same logic with which a real estate agency works its area in Domuspace, applied to a project.

One app for the sales office and the building site

In this software for property developers, the sales team, administration and management work in the same app and with the same data, each with their own permissions: the salesperson doesn’t see the accounts and administration doesn’t touch the pipeline. In the sales office it’s used from the computer; on site or at a viewing, from the phone, where people sign, clock in and receive alerts. Native apps for Android and iOS are on the way.

What the law requires when selling new-build homes in Spain

From the moment the building licence is granted, the developer must guarantee the return of any amounts buyers pay on account, plus statutory interest, through surety insurance or a bank guarantee: that is the first additional provision of Law 38/1999 on Building Regulation (Ley de Ordenación de la Edificación). Royal Decree 515/1989 requires plans, usable floor area, price and payment terms, among other details, to be available to the public, and makes what is advertised binding even if it is not in the contract. And every advert must carry the energy label required by Royal Decree 390/2021. Domuspace does not arrange those guarantees; what it does is keep every signed contract locked, archived and linked to its buyer.

What Domuspace doesn’t do

It isn’t construction management or building-budget software, it doesn’t keep the company’s accounts and it doesn’t publish to portals. Nor does it replace the specialist who studies the planning rules: the map gives you the real plot and its cadastral data, and the planning decision remains theirs.

Can the developments module be used yet?

No. It’s planned, with no date, and is listed as such on its page. Today you can run new-build projects and their price list in “Projects”, inside Properties, and buyers, contracts and property dossiers with the available modules.

Can I mark each home as available, reserved or sold?

Yes, by hand, in the price list of each new-build project, where each row can be a unit or a unit type.

Will I be able to split the development into phases or blocks?

It’s in the plan for the developments module, with no date and no pricing plan assigned yet.

Can I use it to study a site before buying it?

Yes, across Estonia and the whole province of Málaga, from the Basic plan: you see the plot’s official geometry and its cadastral data, on rural land too. It doesn’t include planning or zoning data.

Which cadastral areas are available?

All of Estonia and the whole province of Málaga, Costa del Sol included. Next planned is Cádiz, with no date. If your land is in another area, tell us in the demo.
