A fund doesn’t lose money by picking the wrong asset, but by seeing it late or by not knowing in time what it has on its hands. Origination and control are the same problem: information scattered across brokers, emails and spreadsheets.

Origination on the territory, not on a list

Opportunities are easier to understand where they are. In Domuspace’s investment real estate software, every asset appears on its real plot on the cadastral map, with its official geometry, and each plot can be marked with the stage the conversation has reached. In Properties, your exclusive listings show up in silver on the map and, from the Professional plan, other agencies’ listings appear once you sign a collaboration agreement with them; another agency’s owner is never shown.

The brokers, owners and agencies the team talks to live in contacts, with their history of calls and emails. When an analyst leaves the firm, the app won’t let you delete them until their contacts have been reassigned: the origination network belongs to the company, not the person.

From the broker’s email to the committee table

  1. A broker or an owner sends an opportunity by email: it comes in as a lead through the firm’s mailbox, with an analyst as the person responsible.
  2. The analyst places it on its plot, reviews the cadastral data and marks it with its status.
  3. If it needs a visit, the visit goes into the calendar, with a warning if it overlaps with another, and the day in the field is recorded with routes and check-in.
  4. For the committee or the investor, they use property dossiers to prepare a selection of up to 15 assets with their exact or approximate location, photos, features, a comparison and nearby places, in the recipient’s language.
  5. Contracts and corporate documentation are filed in the company documents folders, with permissions: the corporate folder is opened only by whoever you say.

Market prices: where they come from and where they don’t

Domuspace doesn’t invent prices or publish its own indices. To check real prices, in Spain the Notaries’ Statistics Portal (Portal Estadístico del Notariado) gives the average €/m² of sales executed before a notary in an area you can draw down to street level; in Estonia, the Maa- ja Ruumiamet transaction statistics can be consulted by county, municipality and period, and only give value and area when there are at least five transactions.

In Spanish taxation there is one fact that changes the numbers on any acquisition: since Law 11/2021, the taxable base of Spain’s property transfer tax (ITP) on a property is its Cadastre reference value, or the declared value if that is higher.

What’s coming, with no date

AI analysis of each property and market data are marked as coming soon, with no date. Today, the AI chat assistant is included from the Basic plan and the monthly AI report on the Extra plan.

One app for analysts, asset managers and senior management

Origination, the calendar, contacts, documents and team control are in the same app and share the same data. Each company has its own database, permissions are set per employee and on the data, and two-step verification is switched on by each user; letting a company make it compulsory for everyone has been decided and will come later. Whoever visits assets does so phone in hand, and native apps for Android and iOS are on the way.

What Domuspace doesn’t do

It’s investment real estate software, not fund management software: it doesn’t calculate portfolio returns, keep the vehicles’ accounts or replace your investor reporting. The finance module, on the Extra plan, reads invoice totals with OCR, tells income from expenses and exports a CSV for your accountants; reporting by asset and by vehicle stays in your financial tools. And it doesn’t do valuations: that’s what an appraiser is for.

Does it replace my investor reporting tool?

No. Domuspace organises origination, contacts, documentation and the team; financial reporting stays where you already have it.

Is each company’s data isolated?

Yes. Each company has its own database, with its own users and permissions, and others only see what you share in a collaboration. Two-step verification is switched on by each user today; letting a company make it compulsory has been decided and will come later.

Can I see which assets are under an exclusive mandate and with which agency?

Only those another agency shares with you: from the Professional plan and with a signed collaboration agreement, they appear in Properties, under “Third-party”. The owner’s details are never shown to other agencies.

Does it have automated asset valuation?

Not yet. AI analysis of each property is marked as coming soon, with no date. Today we don’t give value figures.

Can I give limited access to an external adviser?

Yes. You create a user for them with their role and their permissions by folder and on the data, for example the corporate folder without permission to see other people’s contacts. Whole modules aren’t hidden per person.
