The plot, before you leave the office
Across Estonia and the whole province of Málaga, the cadastral map in our software for property appraisers (from the Basic plan) brings the plot’s official geometry and, one tap away, its official area, its cadastral use and its postcode; in Estonia, also the official value, the form of ownership and the registered buildings. It works on urban and rural land. You arrive at the visit knowing which plot you’re going to see and what’s around it.
It’s worth knowing what the cadastre gives you and what it doesn’t. In Spain, the Cadastre’s online office (Sede Electrónica del Catastro) lets you look up non-protected data for free, while the owner, their address and the cadastral value are protected data under Article 51 of the Spanish Cadastre Act (Ley del Catastro). In Estonia, the plot’s geometry is in the Maa- ja Ruumiamet cadastre, but ownership of each apartment is registered in the kinnistusraamat, the land register. An organised day in the field
- The day’s jobs appear on the map and are organised as a route, in the order you select them and with navigation in Google Maps or Waze.
- You clock in from your phone, and the day is recorded by type of work (by default prospecting, viewing and call, plus any you create); the GPS route is on the Professional plan and needs the native app, which hasn’t been released yet.
- Each visit has its slot in the calendar, with a warning if it clashes with another, and every morning you get the day’s summary on your phone.
- When you finish, you mark it as completed from Home, and you also see it done in the client’s record in contacts.
- At the end of the month, the calendar report gathers visits, hours and properties visited, exportable to Excel.
Market comparables: where real prices come from
Domuspace doesn’t calculate values or publish its own prices. For comparables, in Spain the Notaries’ Statistics Portal (Portal Estadístico del Notariado) gives the average €/m² of sales executed before a notary in the area you draw, down to street level, and since Law 11/2021 the Cadastre reference value is the base for Spain’s property transfer tax (ITP), or the declared value if that is higher. In Estonia, the Maa- ja Ruumiamet transaction statistics can be filtered by county, municipality and period, and only give value and area when there are at least five transactions. What you share with the client
With property dossiers you prepare, for a specific client, a page with the property, its exact or approximate location, the photos, the features and nearby places, in their language and with colours and fonts chosen from preset options. It carries the Domuspace brand, not your logo. It isn’t the appraisal report (you sign that, with your method), but it is a clean way to share the location and the surroundings.

What’s coming
AI property valuation and AI analysis of each property are marked as coming soon, with no date. When they arrive they will be an aid for the appraiser, not a substitute: an automated estimate isn’t an appraisal.
The professional framework in both countries
In Spain, valuations for the financial purposes governed by Order ECO/805/2003 are carried out by valuation companies approved and entered in the Bank of Spain’s Special Register, under Royal Decree 775/1997. In Estonia, the professional qualification of kinnisvara hindaja (property appraiser) is awarded by the Estonian Association of Real Estate Appraisers (Eesti Kinnisvara Hindajate Ühing), at three levels: nooremhindaja, hindaja and vara hindaja. Domuspace plays no part in any of that: it is the working tool around the assignment.
What Domuspace doesn’t do
It doesn’t calculate the appraisal, it doesn’t issue the certificate or the officially valid report and it doesn’t replace your appraisal software. What this software for property appraisers does is organise everything around the report: the plot data, the calendar, routes, documentation and clients.

Frequently asked questions
Does Domuspace calculate the appraisal for me?
No. It gives you the plot’s data and its surroundings, and organises the fieldwork; you determine the value. AI valuation is marked as coming soon, with no date.
Can I see the property’s owner or cadastral value?
No. In Spain they are data protected by the Spanish Cadastre Act (Ley del Catastro). Domuspace works with the plot’s geometry and its non-protected cadastral data.
Is it suitable for a freelance appraiser or valuer?
Yes. The Free plan is permanent, for one user and with no card; the cadastral map, routes and check-in start on the Basic plan.
Can I plan the day’s visits as a route?
Yes, from the Basic plan: you organise them as a route on the map and navigate with Google Maps or Waze. Stops follow the order you select them in; today the app doesn’t optimise the order.
Does it work on the phone during the visit?
Yes. You clock in, check the plot and mark the visit from your phone. Native apps for Android and iOS are on the way.
