Commercial real estate software built for advising, not advertising

Most commercial and residential real estate software is made for publishing listings and running a portfolio for sale. A consultancy, whether residential or commercial real estate (offices, retail, industrial and land), works differently: it studies territory, advises clients and delivers documents that have to stand up. Domuspace is built around the territory and not around the listing, and that’s why it fits that work better.

Territory as raw material

On the cadastral map you work on official plots, with their geometry and their cadastral data, on urban and rural land and whatever their use, across Estonia and the whole province of Málaga. Plots with their own record take you there with “Open record”, and in Properties your exclusive listings show up in silver; other agencies’ listings only from the Professional plan and with a signed collaboration agreement. An area study no longer starts from a blank page.

Sources you can cite in a report

A serious deliverable cites its sources, and the ones we use and link to on this site are official. In Spain, the Cadastre’s online office (Sede Electrónica del Catastro) for the non-protected data of each property and the Notaries’ Statistics Portal (Portal Estadístico del Notariado) for real prices of sales executed before a notary. In Estonia, the Maa- ja Ruumiamet transaction statistics, the Geoportal and the building register. Domuspace doesn’t replace any of them or publish its own indices: it places each asset on its plot so the analysis starts there.

Deliverables in the client’s language

With property dossiers you prepare, for each client, a selection of up to 15 properties with the exact location (or only an approximate area, if the asset is confidential) on a map, with photos, features, price and nearby places, in the recipient’s language and with colours and fonts chosen from preset options. It carries the Domuspace brand, not your logo. The client compares the properties with one another, can save them as a PDF from their browser, and the link expires after seven days. What makes a dossier convincing: property dossiers that sell.

Every client, with their full history

In contacts each client has a record with the history of calls and emails and their stage in the pipeline, and each consultant sees their own unless you give them permission to see everyone’s. Email campaigns, from the Professional plan, only go to people who gave their consent, as required by Article 21 of the LSSI, Spain’s e-commerce act, with your verified domain and, if you want, a test send before the real one. If a consultant leaves the firm, the app won’t let you delete them until their clients have been reassigned, one by one.

Fieldwork on the record

Area surveys are planned as routes on the map, by drawing the area by hand; the consultant clocks in from their phone and the working day goes into the timesheet. The day’s GPS route, with its points and times, is on the Professional plan and needs the native app, which hasn’t been released yet. When a job is billed by time, that record answers the question of how many hours of fieldwork it took.

Where it’s heading, with no date

For anyone who makes a living reading territory, what is marked as coming soon, with no date, is AI analysis of each property and market data. Until they arrive, the AI chat assistant is included from the Basic plan and the monthly AI report on Extra.

The whole firm in one app

Map, clients, deliverables, calendar, documents and team in the same app, with permissions per consultant on the data, and in four languages: each consultant works in their own and each deliverable goes out in the client’s. On the computer and the phone; native apps for Android and iOS are on the way.

What Domuspace doesn’t do

It isn’t statistical analysis or financial modelling software, and it doesn’t publish its own price indices: the analysis and the conclusion are still yours. Nor does it publish listings on portals.
