The company’s property, seen as a map

Head offices, offices, shops, industrial units, land: in this corporate real estate software, each asset appears on its real plot on the cadastral map, with its cadastral reference linked to its record. It stops being a list of addresses and becomes something you understand at a glance, even if you’re not from the property department: the executive committee, the auditor or the new head of expansion.

Contracts that don’t renew unless someone decides they should

The classic risk in a corporate real estate portfolio is deadlines: notice periods, extensions and expiry dates that nobody noted down. In Domuspace a new contract comes from your template in contracts and e-signature and is signed in person or remotely; earlier ones are uploaded as PDFs, one at a time, to the company documents folders.

In the calendar you note each expiry date as a task with the person responsible, who gets a summary of today’s and overdue tasks on their phone every day before starting work. Renewal becomes a decision again, not an oversight.

Property costs read and organised

With finance, on the Extra plan, invoices for rent, utilities, maintenance or refurbishments are uploaded as a PDF or a photo from a computer or tablet; the app reads the totals — issuer, dates, taxable base, tax and total, not the line items — warns you when the reading isn’t reliable and won’t save an invoice with the same number as one already recorded. The dashboard shows spend by week, month, year or any period you choose, on a cash or accrual basis, and the transactions are downloaded as CSV for your accountants.

Each manager sees their part; senior management sees everything

Permissions are given per employee and on the data, and documents per folder: a regional manager sees their own, legal counsel opens the corporate folder and senior management follows the team’s activity from its dashboard. If technicians visit the properties, their visits are logged in the calendar and their working day in routes and check-in.

One app, and you use what you need

An organisation that doesn’t sell property doesn’t need sales pipelines, and doesn’t have to use them: the team works with the map, contracts, documents, calendar and team, and the rest stays untouched. Modules depend on the plan and the role, not on a per-person permission. All in the same app and with the same data, on the computer and the phone; native apps for Android and iOS are on the way.

If part of the portfolio is let to third parties

Rental tracking, included from the Basic plan, keeps each lease’s file with its monthly payments (it records them, it doesn’t collect them), its issues and contract-end alerts. And if the company one day decides to sell an asset, the commercial modules are there: contacts and leads, property dossiers and exclusive listings.

What Domuspace doesn’t do

It’s corporate real estate software, not facility management software: it doesn’t plan preventive maintenance or manage room bookings or energy consumption. Nor does it keep the company’s accounts or replace the Cadastre or the Land Registry (Registro de la Propiedad), which remain the legal source for each property.

We’re not an estate agency. Does it still work for us?

Yes. The team works with the map, contracts, documents, calendar and team control, and the commercial side simply goes unused. Modules aren’t hidden per person: they depend on the plan and the role.

Does it alert you to contract expiry dates?

Not automatically. You note each expiry date as a task in the calendar, with the person responsible, who gets a summary of today’s and overdue tasks on their phone every day before starting work.

Can we load the contracts we’ve already signed?

Yes, as PDFs and one at a time, in the company documents folders, from the Professional plan. There’s no bulk import.

How many users can we have?

The Basic plan includes three users, Professional six and Extra nine. If you need more, write to us.

Where does the cadastral map work?

Across Estonia and the whole province of Málaga, Costa del Sol included, from the Basic plan. Outside those areas, the rest of the modules work.
