Property asset software for banks
A bank doesn’t want to be an estate agency, but it ends up managing property: repossessions, collateral, deeds in lieu of payment. And it manages them with banking tools, designed for case files and not for the territory.

The asset, with its territory
In this property asset software for banks, each property appears on its real plot on the cadastral map, with its official geometry and its reference linked to the record. That changes the committee’s conversation: what to do with an asset is decided by looking at where it is and what surrounds it, not at a cadastral reference in a cell.
In Spain that reference isn’t an administrative detail: the Spanish Cadastre Act (Ley del Catastro) requires it to appear in documents with economic or tax significance, and ownership and charges are checked with the nota simple, the extract from the Land Registry (Registro de la Propiedad). Having the reference already linked to the asset saves the first step of every query.
Traceability from start to finish
- Every contract signed in contracts and e-signature is locked against changes and archived with its signatories and its date. Under our terms, the signature has legal effect and serves as evidence, but it is not automatically an advanced or qualified signature.
- The contract register in company documents states what was signed, with whom, when and of what type.
- Visits and inspections of each property are logged in the calendar, and with routes and check-in so is the working day of whoever carried them out; the GPS route is on the Professional plan and needs the native app, which hasn’t been released yet.
- If someone forgets to close their working day, management closes it stating the time, and the adjustment is recorded.
Access control, person by person
Each company has its own database. Inside it, permissions are set per employee and on the data (contacts, contracts, rentals, document folders and check-ins); the map and finance depend on the plan and the role. Two-step verification, with recovery codes, is switched on by each user, and letting a company make it compulsory for everyone has been decided and will come later. There are more than 40 alert types, which each person switches on or mutes by group. When someone leaves the team, the app won’t let you delete them until their contacts have been reassigned, so no client is left without an owner.
Working-day geolocation (Professional plan, with the native app, which hasn’t been released yet) is switched on by the company, each employee signs their consent in the app and gives permission on their phone, and it is only recorded while they are clocked in: it’s there to supervise the working day, not anyone’s life. In Spain, Article 90 of the LOPDGDD, Spain’s data protection act, also requires employees to be informed beforehand, expressly, clearly and unambiguously.
Selling through agencies without losing control
Many repossessed properties are sold through agencies. With exclusives and collaboration, each exclusive mandate is registered with its contract and its dates and, from the Professional plan, can be shared with other agencies under a collaboration agreement signed in the app, without showing them the owner’s details. Interested buyers go into contacts with their score, and each one can be sent a property dossier that shows the exact address or only an approximate area, property by property.
One app for the office and the field
The asset manager works from the computer; whoever visits the property, from the phone, where they clock in, check the record and receive alerts. It’s the same app and the same data, with no intermediate exports. Native apps for Android and iOS are on the way.
What Domuspace doesn’t do
As property asset software for banks, it doesn’t replace the bank’s core system or its corporate document management system, it doesn’t do valuations and it doesn’t publish to portals. Nor is there currently a standard integration with banking systems: Domuspace exports CSV from finance and employees, and the calendar’s monthly report in Excel; any custom integration is assessed case by case.

Frequently asked questions
Does it integrate with our core system?
There’s no standard integration. Domuspace organises the property side and exports the data; any custom integration is assessed case by case.
Does the e-signature leave evidence?
Yes. Remote signing with a one-time code by email stores the document’s fingerprint, the IP address, the device and the time, and the signed document is locked and archived with its signatories and its date. That evidence is kept on the server; today it can’t be viewed or exported from the app. Under our terms, the signature has legal effect and serves as evidence, although it is not automatically advanced or qualified.
Can we make two-step verification compulsory?
Not today, but it has been decided that each company will be able to. Meanwhile, each employee switches it on, with recovery codes, and the administrator can reset it from the employee record.
Is there a record of who visited each property?
The visit is logged in the calendar as a task and clocking in records the working day. The GPS route is on the Professional plan, needs the native app (not yet released), is switched on by the company and is consented to in writing by each employee.
Which areas does the cadastral map cover?
All of Estonia and the whole province of Málaga, Costa del Sol included, from the Basic plan. Outside those areas every module works except the plot layer.
